As part of the new national urban renewal program, the Reynerie district is being transformed. The result: 862 demolitions and 1,206 reconstructions of housing, the opening of businesses and a health center.
It took place in the presence of Serge Jacob, secretary general of the prefecture and Gaëtan Cognard, district mayor. The transformation of Reynerie benefits from a budget of 107.5 million euros, co-financed by the town hall and the metropolis of Toulouse, the national agency for urban renovation (20.60 M€), the Occitanie Region (2 .60 M€), Europe (2.20 M€) and the departmental council of Haute-Garonne (1 M€).
In this district which currently has 85% social housing, elected officials want the emergence of small collectives and individual houses for purchase, for a better balance between free and social housing. Thus, half of the 1,206 homes to be built, as part of a group led by Bouygues Immobilier, will be offered for free access, 30% for social accession and only 20% will be social housing.
A third of residents affected by the demolitions want to stay in Reynerie
It is still time to rehouse residents before the demolition of the Glück and Poulenc buildings, managed by the social landlord Groupe des Chalets. “In the Poulenc residence, 110 of the 150 housing units are still inhabited,” explains Pierre Marchal, the general director. “Everything is done through consultation, but the difficulty is that a third of the residents want to stay at Reynerie, but we do not “We have only a few accommodations available nearby. As for Glück, the move of the last two families who own their accommodation will be finalized in November 2024”, he indicates.
All the residents of the Grand d’Indy building, managed by Toulouse métropole Habitat, have been relocated. Its deconstruction will begin at the end of 2025. At the foot of these tripods, the wasteland of the former Badiou college, currently occupied by an urban market gardening program, will ultimately accommodate 400 housing units including 30 individual houses.
Another major lever for the transformation of the district, the ongoing construction, near Place Abbal, of a multidisciplinary health center which will operate from the end of 2025 with thirteen health professionals including seven doctors. 800 m2 of local shops will also open their doors on the ground floor of a residence of 44 social housing units, already under construction and supported by Toulouse Métropole Habitat.
